JAPAVARIAN SHORES

Nestled in the prestigious neighborhood of Point Grey, this project reimagines an ambitious 1980s architectural experiment—one defined by dramatic angles and sculptural form—into a home that truly embraces its breathtaking surroundings. While striking in its era, the original design sacrificed livability for aesthetic boldness, leaving fragmented interiors and an underutilized outdoor space. Despite its million-dollar view, the home confined its connection to the landscape within its walls.

Our clients sought a transformation—one that seamlessly dissolves the boundary between indoors and out while preserving the integrity of the existing structure. By drawing inspiration from Japanese spatial techniques and Scandinavian form, we introduced a sheltered yet open environment that allows the patio to function as an organic extension of the living space. Strategic interventions mitigate exposure to coastal winds while enhancing privacy, creating a space that is both intimate and expansive.

Crucially, this transformation was achieved without extensive reconstruction, new structural additions, or modifications that would impact the home’s Floor Space Ratio (FSR). Instead, through meticulous architectural refinements, we transformed a once-disconnected façade into a meaningful living experience—one that honors both the original vision and the contemporary needs of our clients.
